Hey @paulschmidt, I hear you. I've found that if you wrap too early, you can steam the bark soft. I wait until the color looks right, like a dark mahogany, then wrap.

Yeah, that's the real danger. You can still get a sewer scope and a quick roof check done in that window, which catches two of the most expensive surprises. I'd also push for a bigger earnest money deposit to show you're serious, but make sure it's still refundable if the title search turns up a problem.
