Am I the only one who thinks a 48-hour closing is reckless for a buyer?
Last month in Tampa, my client waived the inspection to close fast and now faces a $15k foundation repair. Does anyone have a good checklist for protecting yourself in a speed deal?

Yeah, that's the real danger. You can still get a sewer scope and a quick roof check done in that window, which catches two of the most expensive surprises. I'd also push for a bigger earnest money deposit to show you're serious, but make sure it's still refundable if the title search turns up a problem.

That sewer scope idea from @troy494 is a solid one for a tight window. What about the electrical panel and HVAC? Can a good inspector even give those a proper look in, say, two hours on site, or are you just hoping nothing major is obviously broken?

Tight inspection windows are brutal. A good inspector can spot major red flags in the panel and HVAC in two hours, like rust or obvious code violations, but they'll miss the deeper issues. You're basically paying to rule out a total disaster, not get a full picture. It's a stressful gamble.
