Update: I used a 60-day closing timeline versus a 30-day one on a duplex in Phoenix.
The 30-day process with a local lender who pre-underwrote the file was way smoother because the title company didn't have to rush the survey and the buyer's inspection contingency was removed after only 5 days, so what's the fastest a closing has actually gone smoothly for you guys?

I mean I get the appeal of a super fast close but honestly rushing things usually bites you in the ass somewhere down the line. That 60 day timeline gave everyone room to breathe and catch any weird title issues before they became drama. Faster isn't always better in my book.

Totally agree that a clean title is the real key to speed. Henry's 18-day close is amazing, but it makes me wonder how fast you could go if everything was perfect from day one. Like, if the buyer had their full cash proof ready and the seller had all their paperwork in order before the offer even came in. You could maybe cut another week off if the stars aligned, but title work always seems to be the slow part. Rushing that part is where deals get messy, so a smooth 18 days is probably the realistic best-case scenario for most of us.

Closed on a condo in 18 days once. Cash buyer and a super clean title report made it fly.
