Tried two different ways to handle late rent payments this year

First way was the old letter and phone calls. Second way was a simple auto-text system through a service called RentRedi. The auto-text cut late payments in half by month three. It just sends a reminder two days before rent is due. Anyone else find a better tool for this?

Wish I had tried the auto-text sooner. I was the queen of sticky notes on my own fridge, forgetting to send reminders until people were already late. My old system was basically just me feeling bad about bugging people. Setting up automatic messages felt like cheating at first, but it just works without the awkwardness. Now my only job is to check which payments actually came in.

Totally get that feeling like it's cheating at first lol. I started adding a quick personal line at the end of my auto texts, like "hope your week's going good," so it feels less robotic. It saves so much mental energy not having to track who you've annoyed that day.

How do you handle the follow-ups? I set mine to send a second reminder if they don't reply in a couple days, so it feels less like I'm just pestering them.
