Serious question, I compared a 30-day close to a 5-day close on a duplex in Cleveland.

The 30-day deal fell apart over a bad inspection, but the 5-day one we just pushed through with a simple walkthrough and an as-is clause. It felt way less stressful and we closed last Tuesday with no last-minute surprises. Has anyone else found that speeding things up actually reduces the drama?

Yeah, pushing through with a simple walkthrough is key. My buddy had a deal on a triplex drag on for six weeks over inspection nitpicking, then the buyer's lender fell through. His next one, he did a 10-day close with an as-is addendum and just a contractor walk. Closed with zero drama, and the place has been fine for two years now. Sometimes less time just means less stuff to go wrong.
