Got a house deal done in 12 days by skipping the inspection contingency

The seller was moving out of state and needed a super quick close, like yesterday. My agent said we'd never get it without waving the inspection, which felt crazy. We did a pre-offer walkthrough with a contractor friend instead, and he gave it a thumbs up. Offered asking price with no inspection clause and they signed that night. Anyone else pulled this off without getting burned?

Man, I read a whole article about this last month. It said skipping the inspection is becoming almost normal in crazy hot markets, which is wild to me. The writer made a good point that a pro walkthrough is the bare minimum safety step if you're going to risk it. Still feels like playing with fire, but your situation with a motivated seller is probably the one time it makes sense.
