Unpopular opinion: I finally tried that 'two-hour close' method on a $450k listing in Tempe and it actually worked.

The buyer's agent had all their docs pre-loaded and we just hammered through the final disclosures over a video call, which felt weird but saved a whole afternoon of back-and-forth emails.

Yeah, the prep work is the real time sink. Getting everyone on the same page early is what makes that final call possible.

Just a heads up, calling that a 'two-hour close' is a bit of a stretch. That's really just the final signing, which is often fast. The actual closing process takes weeks.
