PSA: My real estate agent said a fast closing got us the house over a higher offer
We were looking at a place in Springfield and made an offer $5,000 under asking. Another buyer came in $10,000 over us the next day. Our agent pushed for a 21-day close, and the sellers took our lower bid because they needed to move fast for a new job. I always thought the highest number won, but speed was the real key here. Has anyone else won a bid just by being able to close quicker?

Exactly, it's not always about the money. A fast close is a HUGE deal for sellers who are in a bind. That's why @torres.sage's cousin lost out, a slow lender kills deals. Sellers want certainty, and a quick close with a solid buyer is way less risky than waiting on a bigger offer that might fall apart. Speed can totally beat a higher number when the seller's situation calls for it.

It's why cash is king in a tight spot.
