Had to choose between a 30-day close or pushing for 15 days on a Phoenix condo deal

Seller wanted a long escrow. Buyer needed in fast. My broker said go with the safe option. I pushed for the 15-day close, got the inspection done in 48 hours. Has anyone else closed a condo that quick in a hot market?

My buddy had a situation just like your 15-day close push. His client was a cash buyer who found the perfect townhouse, but the seller was super nervous about a fast timeline. Everyone told him to just take the normal 30 days. He basically camped out at the title company and got the HOA docs himself to speed things up. They ended up closing in 12 days because he made it his full time job to hassle everyone involved. It was stressful but it got done.

That's the thing, it's always about cutting through the red tape. People get stuck on "how it's done" and miss "how it can be done." Like when you need a permit fast and you just go down to the office instead of mailing it in. Or calling the utility company every day until they flip the switch. The system is built for the slow path, but if you treat every step like your own personal emergency, you can make it move. Most delays are just because no one is pushing.
