Talked to a retired fire marshal at a coffee shop in Denver last Tuesday
He told me he's seen three house fires in the last five years that started from alarm system wiring that wasn't properly secured near furnace rooms. Said the vibration from the blower can slowly rub through the jacket over time. Made me rethink how I run my cables near any mechanical equipment, not just furnaces. Any of you guys check for sharp edges or moving parts you might have missed on a rough-in?

Oh man, that's a nightmare. I had something similar happen on my place back in 2018 (a 2 year old house at the time) and it turned out to be a loose connection in the junction box that arced over time. The builder tried to blame it on my space heater, but the wire was actually undersized for the circuit load. It's scary how many new builds cut corners on electrical work, especially with all the fancy lighting and appliances people put in these days. Hope your buddy got the builder to fix it without a huge fight.
