Vent: The guy at the Rio Rancho permit office saved me $600 and I almost hugged him
I went in last month to pull a permit for a small patio cover on my house off Southern and Unser. I had already sketched it out at 14 feet by 12 feet because that is what my wife wanted, and I was ready to pay whatever fees they asked for. The guy behind the counter looked at my drawing for maybe 30 seconds and asked if I knew that anything over 200 square feet in our zone triggers a different review plus an engineer stamp, which runs about $600 on its own. He grabbed a ruler, showed me that trimming it to 11 feet 6 inches by 16 feet kept me under the line with almost the same shade coverage, and handed me a new blank form. Ten minutes later I walked out with the permit for $87 and no engineer. I have been burned by city offices plenty, so this was a shock. Anybody else got a permit counter story, good or bad, whether it was in Rio Rancho or down at the one on Broadway?
