The $180 roof inspection that saved my flipping budget

I almost skipped paying for a full roof inspection on a house I bought near Nob Hill, figured a visual walk was fine. The inspector found soft spots in two spots that looked fine from the ground, plus a failing vent boot. Has anyone else had a cheap inspection catch something big after you thought you had the deal figured out?

You ever get that feeling where you're so sure you've got everything figured out, and then the universe just laughs at you? I once skipped a sewer scope on a rental because the pipes looked clean in the basement, turned out the main line was tree-root city and the first tenant's flushing habits cost me four grand in emergency plumbing. The worst part was the plumber found a kid's toy car stuck in there, like a little plastic witness to my cheapness. Now I pay for every damn inspection they offer, even the ones that sound like a scam, because my luck only shows up when it's expensive.
